We’ve kept our terms and conditions as simple as possible.  If there is anything that is unclear, please just ask. The holiday let contract is between the principle guest (the hirer) and the owner of the property (the Baldwin family).

Introduction

The named person who makes the booking (the principle guest, as stated on the booking form,  termed the hirer) must be one of the guests who stays at the property.  She or he must be over 18 years old. The person is responsible for making sure the terms of the booking are adhered too.

The property has a maximum occupancy of 6.

Any booking of more than 3 people of the same sex will not be permitted unless agreed with the owner in advance, or unless they are members of the same family.

We reserve the right to refuse a booking.

The property is let strictly for holiday use.

We strongly recommend that you take out holiday insurance to cover all risks including cancellation, accident, breakdown, loss or damage to personal property.

The property owners shall not be held responsible or liable for any loss or damage suffered by you or members of your party during your stay.

These are as published by the property owner, and are subject to change from one year to the next.

How to book and pay

We endeavour to keep the availability calendar updated on a regular basis, however, please contact the owner direct to check availability. If your preferred dates are available, this will be confirmed and your intention to book the week(s) should then be made known to the owner who will then send a form for completion.  The booking form should be returned within 5 days together with the correct fee.

Payment – At the time of booking, a 20% deposit (or as confirmed by the owner) is required to secure your holiday dates if the start date is more than 8 weeks away. The balance plus the refundable security deposit is required to be paid no later than 8 weeks in advance of the holiday start date. Payment by BACS is the preferred payment method.

If the start date is less than 8 weeks from the start of the holiday, payment in full is required.

Returnable security/damage deposit

Our guests tend to be careful and leave the property as found, and we appreciate this very much.  Sometimes accidents happen and we ask that you inform us about accidental breakages or damage straight away.  Please do not try to repair, wash or replace anything.  We’d rather know and deal with things later.

We ask for a £100 security/damage deposit which we will return within around 10 days of your stay.  In the unlikely event of there being loss, damage, breakages, or extra changeover cleaning of the house required if it has been left in a poor condition, we will notify you of any deductions first.  You are liable for the full cost of any loss, damage or breakage caused to, or within the property during the rental period that has been caused by guests actions.  The deposit does not limit your liability for damages in excess of this amount.   So that prompt return of the deposit can be paid, we ask that you send us your bank details as payment will be made by BACS.  For guests travelling from abroad, please also supply the IBAN number.

Cancellation

If you have to cancel, the following charges apply:

0 to 30 days to holiday start date – no refund

31 to 55 days to holiday start date – 40% refund of  holiday booking value will be reimbursed

56 days or over to holiday start date – 100% refund of any monies already paid (minus £50 administration fee taken from booking deposit).

We shall return the security deposit, in full, in all cases, subject to the detail above.

COVID update – If advance notice of cancellation is due to COVID restrictions, we will offer alternative dates where available so that you can defer your stay, or offer a full refund where as much notice as reasonable and no less that 48 hours notice has been provided.

Non-availability

In the unlikely event that we have to cancel your booking, 100% of any monies paid shall be refunded.

Dogs

We are happy to accept two very well behaved and fully house trained dogs if requested in advance and at the time of booking.  However under no circumstances must they be allowed to sit/ sleep on any furniture or beds.  Any mess in the garden must be cleared on a daily basis.  Unfortunately we cannot accept puppies in the property.  As a part of our acceptance, we expect you to vacuum the property on a daily basis to help keep it clean of dog hair etc.  We request that wet dogs must be dried down before they are allowed into the property.

Standards

We will endeavour to ensure that the property is well maintained and is in good working order.  Please let us know by email, text or phone if something isn’t working, and we will make every effort to sort it out as quickly as possible.

You are responsible for ensuring the property is kept clean during your stay, and that the property is returned to a clean state prior to vacating it, similar to as found at the start of your holiday.  This includes dusting, vacuuming, clean bathroom and kitchen and all rubbish removal.  The main rubbish bins must be put out for collection during your stay, as per the holiday let instructions folder.

Arrival and vacating times

Changeover day is Saturday, unless agreed otherwise by the owner.  Arrival to the property is no earlier than 6pm.  The property must be vacated no later than 9am on the changeover day, unless agreed in advance with the owner.

Smoking

Smoking and vaping are not permitted anywhere within the property, including any outbuildings, decking area, garden or parking areas.

Parking

Parking for up to 2 cars is permitted directly in front of the property between the perimeter fence and the roadway.  The roadway is the official boundary of the property, and no other vehicles are permitted to be parked in this area.  Please do not park over the drain covers or stones marked in white.

Items not covered by the rental charge or not for guest use

  • Bathroom towels – these can be hired for a small extra cost – please let us know on the booking form.
  • Beach towels.
  • All items, including beach and surf equipment stored in the shed are not for guests use.
  • Items stored within locked cabinets, dog beds, and in the under bed storage boxes are not for guest use.
  • Replacement in-stay consumables such as toilet tissue, kitchen towel, washing up liquid etc

Bed linen

Please note, beds will be made up dependant on the number of guests advised at the time of booking, or prior to your holiday start date.  Spare beds will be left unmade.
